Nutcombe Cottage is a detached, Grade II listed, bank barn conversion with the added bonus of its own south facing enclosed terrace and garden, so perfect for those with children or dogs.
Nutcombe Cottage comprises of:
First Floor: Being a bank barn, entry is from the rear of the property at ground level onto the first floor of the cottage. Here you will find a large open plan living/kitchen/dining area with vaulted ceiling, exposed beams, solid English oak floor and original stonework.
The kitchen area has blue fitted cupboards with granite worksurfaces and is equipped with a Smeg fridge/freezer, ceramic hob and electric oven, dishwasher, microwave, washer/dryer, toaster, kettle, with enough crockery for four people and more, so the dishwasher doesn’t need to go on every day. There’s even scales and mixing bowls if you feel like baking!
The open plan lounge/diner has a large flat screen TV with Freesat box offering over 200 channels as well as a DVD player with a small selection of DVD's. There is a large comfortable corner sofa to curl up on for cosy nights in, allowing relaxed seating for four people and solid oak furniture. The dining area seats four around a sociable round table with views from the window. There is an information folder with our favourite places to eat and visit and details of dog restrictions on local beaches.
The two bedrooms are located on the lower level along with the shared shower room.
The king size bedroom has a large double oak wardrobe with drawers and bedside cabinets to match the solid oak floor and a beautiful wrought iron Gothic style king-size bed from which you can look out at the great views over the garden to the fields beyond. There is also a utility cupboard which houses the iron and ironing board and hoover.
The twin bedroom also has solid oak flooring with a large double oak wardrobe as well as a dressing table with mirror equipped with a hairdryer. The twin beds can be zip-linked together to create a Super-king bedroom, making the property perfect for two couples.
Shower room. The two bedrooms share a limestone shower room with large walk in shower with rainfall head plus a toilet and washbasin.
Central Heating and WiFi All our cottages have full oil fired central heating with unlimited free WiFi.
Linen All linen is provided including towels and T-towels. We ask that you bring your own beach towels and dog towels and that cottage supplies are not used for this purpose.
Outside Space. There is direct access from both bedrooms onto the south facing slate terrace and fully enclosed grassed garden area. There you will find dining furniture with sun umbrella as well as two sun loungers where you can sit and relax and admire the views. In addition to the enclosed garden, there is a raised deck area off the lounge with seating for four; perfect for breakfast.
Family Friendly We have available a full-size wooden cot together with a highchair for our younger visitors. There is also a stair gate at the top of the stairs.
Dog friendly We happily accept one medium/large or two small dogs in Nutcombe Cottage. We ask that dogs be kept off the furniture but do provide throws for those who cannot resist. We also request they are kept upstairs in the living area and they are not to be left unattended in the cottage. Visitors using Nutcombe Cottage have their own enclosed garden with dog bin provided but also have use of our larger dog garden and 3 acre field. Changeover Day Our changeover day for Nutcombe Cottage is a Friday from May to October. Flexible changeover out of main season (see Short Breaks)

To reserve the property of your choice, please complete an Enquiry form or contact us by telephone on 01271 889379 or email email@example.com
We will contact you within 24 hours to confirm if the property of your choice is available and the price.
Once your dates and cottage has been confirmed as available, you will need to complete a Booking Form with details of your party and return to us via email or post.
We will then hold the property for seven days while we await your completed and signed Booking Form & deposit (see below)
To secure your booking we require a non-refundable deposit which is 30% of the total amount due (See our Terms & Conditions).
Preferred method of payment is via bank transfer, although we do accept cheques. We do not accept card payments.
There is an addition charge of £25 for one dog or £40 for two dogs.
Following receipt of the booking form and deposit, we will email a confirmation receipt to you. This is a formal acceptance of your booking.

If using Sat Nav our postcode is EX34 0PQ
From the M5 take the A361 at Tiverton towards Barnstaple.
At South Molton take a right turn onto the A399 signposted to Combe Martin.
Continue on this road towards Blackmoor Gate (junction with the A39) and continue on towards Combe Martin.
You will pass through a pinch point in the road by a house and shortly afterwards you will see a turning to Trentishoe and Hunters Inn.
Turn right here and continue until you come to a junction marked by a signpost in the middle of the road called 'Stoney Corner'
Turn left here and immediately left again before the 'Combe Martin' sign.
Proceed down the hill (take care it is steep) and Nutcombe Cottages are the first property on the left hand side.
